HOA Rules at a Glance
These are some of the main points of the CC&R's. Please read through the full version for further detail,

- The HOA can limit the number of people using the common areas
- The HOA can suspend voting rights and common area usage for unpaid dues
- Late HOA dues will accrue a $50 late fee per month up to 50% of the annual total due
- All residents of the HOA can utilize common areas
- Each owner is responsible for keeping their own lot and buildings maintained in proper condition
- Any proposed change to the exterior of existing property (including color scheme) requires written approval by the Architectural Committee

- The Architectural Committee can deny any work proposal for exterior dwelling modifications deemed to stray from current Hunter Heights design standards
- New roofs must be approved in advance by Architectural Committee and be minimum of 40yr composite shingle in a natural color or other fire resistant material Online Roof Requests
- Fences are allowed and construction needs to be approved in advance by Architectural Committee. Fences in view of the street must be wood and fences out of site can be chain link or other fencing material.
- All properties shall have garages with external vehicle access with no less than area for two cars minimum
- Any resident found to violate provisions of the CC&R's shall receive a notice to remedy. After 60 days notice and with owner's consent the HOA can enter property to ensure remedy of violation or judicial process ensues.
- All planting and landscaping in excess of $500 must be approved in advance by the Architectural Committee. A detailed drawing must also accompany the request. Request approval: https://www.hunterheightshoa.com/p/HOA-Online-Request-Form
- All plantings should be non-invasive, indigenous plants as recommended by the Oregon State Extension Service (Flowering annuals excluded)
- Trees larger than 12" in diameter may not be removed without Architectural Committee approval (NO EXCEPTIONS)
- If a tree is approved for removal the homeowner must replace and maintain a replacement tree. The homeowner can choose tree placement.
- Trees under 12" in diameter and taller than 4 ½' and rooted entirely on the owners property are allowed removal without HOA consent.
- No signs allowed except name/address, temp. For Sale signs less than 5' and misc. small signs for up to 90 days.
- No livestock or poultry allowed
- Pets are limited to dogs, cats and tame domestic household animals
- Leashes are not required but animals must be restrained or in control at all times per County regulations.
- No dumping of waste is allowed on the property
- No noxious/ offensive or unsightly conditions allowed on any part of the property which may become a nuisance or annoyance to the neighborhood
- No permanent street parking (7 days consecutive or 10 days max per month)
- Temporary overnight street parking is allowed for visitors
- No street parking of boats, trailers, campers, RV, cars w/ expired registration allowed outside of enclosed storage area except during loading and unloading
- No large >3' radio or TV antennas allowed in view of the street or neighbors property
- Only residential use of property is allowed, except for business trade that complies with the general character of Hunter Heights
